The POA annual dues is $100, which is due on January 1st of each year.
You can pay online by clicking on the "PAY NOW WITH CHEDDAR UP" button below, or by personal check mailed to the P.O. Box listed below. Please note the property lot number on either payment option to ensure payment is properly allocated.
You may reach out to any current board member or send an email with your updated information to bobcatridgepoa@gmail.com. Email will be the primary method of contact but a mailing address is required for any physical mail or in the event we encounter problems with your email address and need to connect with you. Failure to keep the Association updated with your current physical mailing address increases the costs and time to the Association. In the event the address provided comes back returned or undeliverable, the Association will default to the address on file with Hill County.
Under the Property Owners Info tab, you will find an ACC form that must be completed and filed with the POA for approval prior to starting construction on any improvement. Improvements are broadly defined and include but are not limited to homes, outbuildings, fences, barns, gates, outdoor lighting, etc. You may also find required standards by reviewing the Declaration of Covenants, Conditions, Restrictions, Easements, Charges and Liens For the Ranches at Bobcat Ridge Subdivision (entitled CC&Rs) under the Governing Documents tab.
Effective 1/1/2024, the Ranches at Bobcat Ridge Property Owners' Association adopted a resale certificate ("Certificate") fee policy to prescribe the costs the Association will charge for the compilation, production, and reproduction of information. You may find a copy of the policy under the "Governing Documents" tab on our website. The standard charge for a Certificate is $200.00. If the Certificate is required on less than five (5) business days, an additional expedited fee of $75.00 applies. If the Certificate is required on less than two (2) business days, an additional expedited fee of $150.00 applies. Under no circumstances will a Certificate be prepared before payment in full is made to the Association. For Certificates at the standard rate, payment may be made by sending a check or any other payment method then made available by the Association. For expedited Certificates, the expedited fee and the standard fee must be paid by certified check or other electronic methods where the funds can immediately be verified. Electronic payments for Certificates may be made using CheddarUp. No personal checks are allowed for expedited Certificates. Any monies sent to the Association for a Certificate become nonrefundable and nonreturnable upon receipt. Requests for Certificates should be sent to bobcatridgepoa@gmail.com.
